Biot is perched on a hillside and has many great restaurants and cafes to choose from. There are also many shops, summer festivals, music and local entertainment. It is wonderful to be able to walk into the local village and not need to drive to restaurants.

Villa Belle Sud is just a 15 minute walk to several restaurants, cafes, shops in Sophia Antipolis/Valbonne. There is also the wonderful golf course of Provencal Golf that is a 15 minute walk from the villa, with a driving range, 9 hole course and outdoor restaurant.

The coast and beaches of Biot are just 5 km from the villa. There is also a train station at the Biot beach, which is great to access the many towns and villages along the coast, such as Antibes, Nice, Cannes, Monaco….

It is easy access to coastal towns such as Cagnes sur Mer and Villeneuve as well as larger coastal towns of Antibes and even Cannes and Nice. The seaside towns and villages have so much going on in the summer, with great seaside boardwalks, tons of restaurants to choose from, medieval castles and churches, cafes, entertainment, museums, water sports and clubs… There is something for everyone to enjoy and experience on the Cote d’Azur.

An inland village that is close to Biot is the charming village of Valbonne. It is approximately a 15 minute drive from the villa and has a great French atmosphere with many restaurants, cafes, shops, boutiques to enjoy. It also has a lovely main square around which many restaurants have outdoor seating, providing a wonderful atmosphere. There are also local markets, galleries, plays, music and circus events that come to Valbonne.

Villa Belle Sud has a lovely, wooded and very private garden and outside living area.

It has a large garden (approx 2,000m2), which is laid out on different levels. There is space for children to run around the garden. The garden has many local plants. The lower part of the garden is left more natural.

The property is very private. It is located in a lovely, private domaine in Biot. There are great nature walks starting directly from the villa into the nearby forested areas of Biot and Sohia Antipolis/Valbonne. The walks can take you either into lovely nearby parks with bike and jogging/walking paths or towards the seaside and beaches.

The property has a very large “terrace” area on the same level as the living/dining area of the villa. It is accessible from the living area, the kitchen/dining area and the 2 ground floor bedrooms.

Directly outside the living area, is a very large shaded terrace that has a large table, chairs, and gas barbecue. This is the perfect place to have all summer meals, outdoors and in the shade. This area overlooks the remaining terrace which has an outdoor lounge area with comfortable furniture.

From this main terrace, you can access the pool and pool area on the lower level.
The pool is approximately 11m x 5m. There are steps in the pool going down. There is a tiled area around the pool on which there are several sunloungers.

The interior of Villa Belle Sud is very spacious. It has just been completely renovated and newly decorated with great quality and style.

It is laid out on 2 levels.
The living and kitchen/dining area are located on the ground floor. The open plan kitchen has all the appliances and conveniences needed for meal preparations. There is an island in the kitchen with barstools for quick meals.
The kitchen opens directly onto the dining area which has table and chairs for indoor meals. For summer meals, there is a very large, shaded terrace on the same level. The shaded terrace has an outdoor table and chairs. It is so spacious that it can accommodate a large group of people very easily. It is also a lovely place to sit, relax and enjoy the outdoors under the large, cool shade provided here.

The kitchen/dining area leads to the very comfortable living area which is has seating and large TV. The living area is incredible spacious and opens onto the outdoor terrace.
There is a large double bedroom on the ground floor. It opens onto the outdoor terrace and has an ensuite bathroom with bathtub/shower, toilet and sink.
There is a second small bedroom, perfect for a child. It has a pull out single bed and also opens onto the terrace.

The first floor has equally spacious rooms and landing area. There are another 3 bedrooms and 3 bathrooms on the first floor.
There is a very large master bedroom with large double bed and ensuite bathroom with bathtub, shower, double sinks and toilet. There is a large dressing room. This master bedroom opens onto a private balcony that has loungers and chairs. It overlooks the terrace and pool area below. It also looks out towards the countryside and sea beyond.
There are 2 more large double bedrooms, each with double bed and ensuite bathroom. One bathroom has bathtub, shower, sink and toilet the other bathroom has bathtub/shower, sink and toilet. Both bedrooms enjoy lovely views over the garden and pool area below.

The interior of the villa is well laid out for a large family, or two smaller families, with very spacious rooms. It has been beautifully renovated and decorated and is an absolute pleasure to live in.

Villa Belle Sud is an amazing accommodation in which to enjoy a summer holiday by the pool and is very conveniently located close to villages and the coast.
