Biot village is perched on a hillside and has many great restaurants and cafes, from well-known name restaurants such as Les Terraillers to great everyday meal restaurants to choose from. Image a selection of lovely French cafes to choose from for your breakfast meal at your doorstep!

There are many shops, summer festivals, music and local entertainment, as well as a supermarket walking distance from the property. It is wonderful to be able to walk into the local village and not need to drive to restaurants and shops.

Villa Bastide Biot is close to many local activities such as golf courses; there are 2 courses very nearby: the Biot Golf Club and Le Provencal Golf which has a driving range, 9 hole course and outdoor restaurant.

The coast and beaches of Biot are just 3 km from the villa. There is also a train station at the Biot beach, which is great to access the many towns and villages along the coast, such as Antibes, Nice, Cannes, Monaco….

It is easy access to coastal towns such as Cagnes sur Mer and Villeneuve as well as larger coastal towns of Antibes and even Cannes and Nice. The seaside towns and villages have so much going on in the summer, with great seaside boardwalks, tons of restaurants to choose from, medieval castles and churches, cafes, entertainment, museums, water sports and clubs.

In addition to coastal attractions and villages, there are many inland villages. One example is the charming village of Valbonne. It is approximately a 15 minute drive from the villa and has a great French atmosphere with many restaurants, cafes, shops, boutiques to enjoy. It also has a lovely main square around which many restaurants have outdoor seating, providing a wonderful atmosphere. There are also local markets, galleries, plays, music and circus events that come to Valbonne.

There is something for everyone to enjoy and experience on the Cote d’Azur.

Villa Bastide Biot is set in an oasis of a garden in the village of Biot.

It has a large garden (approx 2,000m2), which is laid out on different levels. The main level is the largest terrace which has a mix of grassy areas and tiled surfaces. There are outdoor lounge areas in several different places which are great for finding one’s own space.

The main terrace can be accessed from the ground floor of the property or from the higher terraces.

This entire outdoor area feels very open and has wonderful views over the countryside, yet it remains private.

The main terrace includes a large shaded area which has an outdoor dining table and chairs and comfortable seating. This is the perfect place to have all summer meals, outdoors and in the shade. This area overlooks the remaining terrace which has an outdoor lounge area and also enjoys great open views over the countryside.

There are many different types of local plants, such as lavender, jasmine, agapanthus, cacti, palm tress, magnolias and so much more on all the terraces. The abundance of nature and color make this garden and absolute delight and peaceful paradise.

From the main terrace, you can access the pool and pool area which is on the next higher level.
The pool is approximately 8m x 5m. There are wide steps going into the mosaic tiled pool. There is also a tiled area around the pool on which there are several sun loungers for relaxation or sun bathing.
The pool area can also be accessed directly from the ground floor living area.

There are two terraces above the pool area. These are mostly shaded by natural shade and have lovely sitting areas as well.

There is lots of space for children to run around the garden. The garden is completely fenced.

There are lovely views of the countryside all the way to the Mediterranean Sea from all the terraces.

The interior of Villa Bastide Biot is sensational! It has just been completely renovated and newly decorated with great quality and a unique style.

It has a spacious interior, laid out on 3 levels.

From the entrance hall, it is obvious that Villa Bastide Biot is exceptional. The original stone building was first used as a pottery factory; the village of Biot is famous for it’s pottery and glass making.

The interior architecture has kept its original features with stone walls, rounded ceilings, large archways, thick walls, some original floor boards and decorative tiles among other features.
The extensive renovation has preserved the bastide’s distinctive features and modernized the building turning it into a gorgeous, comfortable 4 bedroom/4 bathroom home.

The entrance hall is spacious and lovely. It leads to 3 different areas in the bastide. The modernized kitchen is just off of the entrance. It has all the necessary appliances for preparing meals at home and an eating area for convenience. It is also close to the dining area.

The bastide has 2 large interior living rooms.

One living room is on the first floor, next to 2 large bedrooms; the master bedroom and large second double bedroom. The living room is beautifully decorated and a great place to entertain or relax. The master bedroom has original wood floors, and a large, modern en-suite bathroom with bathtub and shower. The second double bedroom also has a large en-suite with bathtub and shower. It has a study room next to it which has a sofa bed, perfect for a child near the parents room.

There are 2 other double bedrooms, each with an ensuite bathroom. There is a travel cot if needed.

The second living room is on the ground floor. It is spacious and comfortable. It opens up onto the pool area and opens onto the outdoor shaded terrace which has a lounge area and outdoor dining.

The interior of the villa is well laid out for a large family, two smaller families, or a group of friends with very spacious rooms. It has been beautifully renovated and decorated and is an absolute pleasure to live in.
